Buying online

In placing an online order, you warrant to us that you are resident in the UK, that you are accessing the site from within the UK, are at least 18 years old and legally capable of entering into binding contracts.

Online transactions

All prices are in pound sterling and include VAT. Payment details will be taken securely online via a Barclaycard ePDQ


Delivery charges

All furniture deliveries require a signature on delivery to confirm that you have safely received your order.

Delivery times

Estimated delivery times for specially ordered goods are given in good faith, based upon the assumption that all components are in stock with the manufacturer. We will endeavour to adhere to lead times but it is possible and beyond our control that your order will arrive earlier or later than the estimated time.
Changing the specifications of your order after it has been placed with our manufacturers will also increase the delivery times. An administration fee applies for changes requested 7 days after the date of the order.
Progress reports are available on request. When contacting us, please quote your order number.

A delay does not give the right to cancel once the order is in production.

Redelivery charges

Failure to be home for a scheduled delivery will result in a redelivery charge.

Day of delivery

Delays may occur, due to traffic conditions or other unforeseen circumstances and in no event will espacio be held responsible.

Free storage

Free storage will be provided for up to four weeks after goods are delivered to our warehouse. Thereafter, a weekly storage charge will be made.

Access for delivery

We recommend that you check the dimensions of access points to your home before ordering large items of furniture. You are responsible for determining that merchandise will fit through doorways, staircases, corridors and lifts. Dimensions for our products are available on request and on our website
We offer a professional measure-up service within the M25.
A fee applies when the merchandise fails to fit and we have to either refund or re-make the item.

Fabric colours/dyes may vary slightly from one batch to another.

Leather, especially aniline leather, is a natural product that can exhibit lines, scars and differences in colour/pigment. These should not be viewed as flaws.

Fabric Care

If your fabric needs cleaning in any way due to spillages, marks, or any other reason, please contact us or the fabric manufacturer before cleaning it. Different fabrics require different remedies, and we cannot recommend one cleaning method to cover all the various types of fabrics that our products can be upholstered in.

Furniture assembly

Some items require home assembly. This is indicated on the product page. We can however put it together for you. Costs for this service are available on application.

Items made to customers’ specifications

Some items which can be bought online will be made according to your own specifications. The delivery times for these items can be up to 12 weeks.

Order cancellations

If you have ordered furniture made to your own specifications, you will only be refunded 50% of the value of your order if you decide to cancel once the item is in production.
We shall not take custom -made merchandise back, once it is delivered, if customers simply change their mind. We are not, in law, responsible for customers’ taste if the item is of merchantable quality.

Refunds and replacements

Any claim regarding damaged or defective goods must be made within 3 days of receipt.


Goods cannot be returned if they have been made to order and are received in perfect condition and in the correct finish.

Liability and disclaimer

We warrant that any product purchased through this site is of satisfactory quality and fit for its intended purpose. Our liability in connection with any product purchased through our site is strictly limited to the purchase price of such product. This does not exclude or limit in any way our liability for fraud, or for death or personal injury caused by our negligence. Your statutory rights are not affected.

Law and jurisdiction

These terms and conditions are governed by English law and you submit to the exclusive jurisdiction of the English courts.
